Add capabilities à la carte.

Most are one-time setups. A couple are ongoing. Skip them entirely and the plan still stands on its own.

§ 01 · Onboarding One-time

Runbook audit & build

Two operators spend three days inside your portfolio — software, vendor list, leases, after-hours policy — and write the runbook your team will operate from. Required for portfolios over 25 doors.

$1,450one-time
§ 02 · Templates One-time

State-specific lease pack

Lease, addendum stack, pet rider, move-in/out forms, and the dispute-resolution flow — drafted for your state, reviewed by counsel on retainer, dropped into your PM software.

$380one-time
§ 03 · Coverage Recurring

Premium on-call line

Direct cell line to the on-shift operator — bypass the queue, 24/7, for the owner or principal. Includes weekend escalation calls and a shared after-hours log.

$240per month
§ 04 · Software One-time

Owner-portal & statement build

We build the owner-facing portal inside your PM software: statement template, monthly close cadence, owner-payment flow, and the read-only dashboard your investors actually open.

$620one-time
§ 05 · Migration One-time

PM software migration

Moving from spreadsheets, or off a platform you've outgrown? We migrate units, leases, vendor list, and 12 months of ledger history into your new system. Currently: AppFolio, Buildium, DoorLoop, RentManager.

$890one-time
§ 06 · Strategy Recurring

Quarterly portfolio review

Every 90 days, a working session with a senior operator: vacancy patterns, rent-roll drift, vendor performance, and a written one-pager you can show partners. Not a sales call.

$180per month
§ Stage 03

Review & pay.

First charge runs after your runbook is signed — usually 7–10 days from today. No charge before then.

By authorizing, you accept the Master Services Agreement and confirm Arvallis will only charge once your runbook is signed. Cancel any month with two weeks' notice — no annual lock-in.

§ Refund

60-day pilot · full refund

If we're not the right fit in the first 60 days, you get every monthly fee back. The runbook is yours to keep.

§ Stripe

Encrypted · PCI compliant

Card details never touch our servers. Stripe handles the vault; we see the last four and a confirmation token.

§ Cancel

Month-to-month · 14-day notice

No annual contract, no early-termination fee. Two weeks' written notice and we hand the runbook back to you.

§ Human

A named operator pod

Two operators by name — the same two — every month. Not a ticket queue, not a different person each time.

§ Common questions

Before you hit pay.

If your question isn't here, write to an operator — a person will answer, usually within an hour.

§ 01 When will my card actually be charged? +
Not today. The card is authorized, but no funds move until your runbook is reviewed, signed, and your operator pod is assigned — usually within 7–10 business days. If we don't complete onboarding within 30 days, the authorization is released and you pay nothing.
§ 02 How does per-door pricing work mid-month? +
Doors are counted as occupied units billable on the 1st of each month. If you add or remove units mid-month, we pro-rate to the nearest day on the following statement. Vacant doors are billed at 50% until they're leased — we still pick up the maintenance and showings work.
§ 03 Can I switch plans later? +
Yes — and there's no migration fee. Residential to Stays, Stays to Hybrid, any direction. The runbook gets a delta-update and your operator pod stays the same. The new rate takes effect on the next monthly statement.
§ 04 Do I need to migrate off my PM software? +
No. Arvallis pairs with whatever you're running — AppFolio, Buildium, DoorLoop, Yardi Breeze, RentManager, Hospitable, Guesty, OwnerRez, even spreadsheets for now. The software migration add-on is for when you want to move, not as a prerequisite.
§ 05 What's the cancellation flow? +
Email your operator pod. Two weeks later your runbook is exported as a PDF + Notion workspace, handed back to you with credentials, and the next monthly charge is cancelled. No exit interview, no retention call. The 60-day pilot extends this — full refund within the first 60 days.
§ 06 Are the one-time add-ons charged today? +
Yes — one-time add-ons (runbook audit, lease pack, owner portal, software migration) charge as soon as the runbook is signed and work begins. Recurring add-ons (premium on-call, quarterly review) join your monthly invoice the same way the plan does.
§ 07 Can I pay by ACH or wire? +
Card and ACH are both available through Stripe — ACH saves 0.5% on every monthly invoice and is the default for portfolios over 100 doors. Wire is available for the one-time add-ons on request; write to billing@arvallis.com.
