§ 01
When will my card actually be charged?
+
Not today. The card is authorized, but no funds move until your runbook is reviewed, signed, and your operator pod is assigned — usually within 7–10 business days. If we don't complete onboarding within 30 days, the authorization is released and you pay nothing.
§ 02
How does per-door pricing work mid-month?
+
Doors are counted as occupied units billable on the 1st of each month. If you add or remove units mid-month, we pro-rate to the nearest day on the following statement. Vacant doors are billed at 50% until they're leased — we still pick up the maintenance and showings work.
§ 03
Can I switch plans later?
+
Yes — and there's no migration fee. Residential to Stays, Stays to Hybrid, any direction. The runbook gets a delta-update and your operator pod stays the same. The new rate takes effect on the next monthly statement.
§ 04
Do I need to migrate off my PM software?
+
No. Arvallis pairs with whatever you're running — AppFolio, Buildium, DoorLoop, Yardi Breeze, RentManager, Hospitable, Guesty, OwnerRez, even spreadsheets for now. The software migration add-on is for when you want to move, not as a prerequisite.
§ 05
What's the cancellation flow?
+
Email your operator pod. Two weeks later your runbook is exported as a PDF + Notion workspace, handed back to you with credentials, and the next monthly charge is cancelled. No exit interview, no retention call. The 60-day pilot extends this — full refund within the first 60 days.
§ 06
Are the one-time add-ons charged today?
+
Yes — one-time add-ons (runbook audit, lease pack, owner portal, software migration) charge as soon as the runbook is signed and work begins. Recurring add-ons (premium on-call, quarterly review) join your monthly invoice the same way the plan does.
§ 07
Can I pay by ACH or wire?
+
Card and ACH are both available through Stripe — ACH saves 0.5% on every monthly invoice and is the default for portfolios over 100 doors. Wire is available for the one-time add-ons on request; write to
billing@arvallis.com.
