The model

What Arvallis actually is, and where we sit relative to your team.

Four questions
Are you software, or are you people?

People. Trained operations staff in a small set of US offices, using your existing PM software (AppFolio, Buildium, Yardi, DoorLoop, Hospitable, Guesty, etc.). We don't ask you to migrate anything.

Do you replace my property manager?

Almost never. We sit behind a property manager or owner-operator and absorb the recurring tail of work — calls, dispatch, follow-ups, paperwork. The relationships, decisions, and brand stay yours.

Who actually picks up the phone?

A trained operator who knows your buildings, your vendor list, and your escalation rules. Not a script-reading call center. You'll know the names of the 1–3 people on your portfolio.

Are you trying to become a platform I have to adopt?

No. There's no dashboard to live in and no app for your tenants to download. We work inside the tools you already use and report back in plain language. Made for portfolios, not platforms.

What if a tenant has an emergency at 3am?

The on-call operator triages, dispatches the appropriate vendor from your list (or ours), and notifies you according to your escalation rules. You wake up to a note, not a problem.

Can you handle evictions?

We coordinate the eviction process — notices, timelines, court scheduling, communications — on the Operations+ and Portfolio tiers. We do not appear in court or provide legal advice; we partner with your eviction counsel.

Do you handle short-term rentals too?

Yes — that's Arvallis // Stays. Same operational engine tuned to hospitality velocity: 24/7 guest messaging, turnover coordination, damage claims, and pre-arrival sequences. You can mix long-term and short-term doors on one account.

Do I keep my own vendors?

Always. We dispatch from your vendor list and call them in your preferred order. If you'd like access to our network for overflow or after-hours, that's available at network rates — but your relationships stay yours.

Three questions
What software do you work in?

Yours. We're proficient in AppFolio, Buildium, Yardi Breeze, DoorLoop, RentManager, Hospitable, Guesty, OwnerRez, and PriceLabs. If you're on something else, we'll learn it.

How long does onboarding take?

About two weeks. A discovery call on day zero, a runbook drafted in your voice by day seven, a shadow period where we handle overflow first, and full coverage from day fifteen. Quietly running by week three.

Do I have to migrate anything?

No. We log into the systems you already run and adopt your existing structure, vendors, and conventions. There's no data export, no new tenant-facing app, and nothing to rebuild.

How does the 60-day pilot work?

You pay the regular per-door rate for two months. We onboard, run the work, and you can walk on day 60 with no further obligation. Most clients renew month-to-month from there.

How do you price a mixed long-term + short-term portfolio?

We blend the two tracks on the Portfolio tier with a custom quote. There's no penalty for mixing — most operators of any scale eventually do.

Is there a long-term contract?

No annual lock-in. After the 60-day pilot, coverage runs month-to-month. Scale doors up or down, or pause, with 30 days' notice.

What does coverage cost?

Pricing is per door, by tier, with the rate dropping as your portfolio grows. The fastest way to a real number is a 45-minute discovery call — or see the published tiers on the pricing page.
